Transparent compensation

Buyer-side flat-fee pricing

Your fee is based on the home's purchase price and is established in the signed buyer representation agreement. Seller-paid buyer-broker compensation or a negotiated seller credit may reduce what you pay directly. If the seller-paid amount is less than the agreed fee, you may be responsible for the difference under your agreement.

Frequently asked questions about buyer representation

How much does SnapDwell charge home buyers?

SnapDwell uses a buyer-side flat fee based on the purchase price. Fees start at $7,500 for purchases below $500,000 and follow the published tiers shown on this page. Purchases of $6,000,000 or more are 1.08% of the purchase price. The exact compensation and payment terms are stated in the signed buyer representation agreement.

Can the seller pay some or all of my buyer-broker fee?

Yes, seller-paid buyer-broker compensation or a negotiated seller credit may be available in a transaction. Any amount paid by the seller is applied as described in your buyer representation agreement. If it does not cover the full agreed compensation, the buyer may be responsible for the difference.

Does SnapDwell arrange private home showings?

Yes. Showing coordination is part of SnapDwell buyer representation. Availability and access depend on the property, listing instructions, location, and scheduling.

Can SnapDwell represent first-time home buyers?

Yes. SnapDwell works with first-time and experienced California buyers and explains the process from pre-approval and showings through offers, inspections, escrow, and closing.

Who prepares and negotiates my offer?

A licensed real estate broker prepares and presents your offer, helps you evaluate price and terms, and negotiates with the seller or listing agent. Technology helps organize the transaction but does not replace licensed broker judgment.

What happens after my offer is accepted?

The transaction moves into escrow. You will work through deposits, disclosures, inspections, appraisal, financing, contingency decisions, final verification of property, signing, funding, and recording. SnapDwell helps track the process and deadlines through closing.

Where does SnapDwell represent buyers?

SnapDwell is a California-licensed real estate brokerage. Service for a specific property depends on location and practical showing and transaction coverage, so buyers should confirm availability for their target area.

Can SnapDwell help with new construction?

Contact SnapDwell before visiting or registering with a builder. Builder rules can affect whether a buyer broker may represent you or receive compensation, and representation terms vary by community.
