What Does MLS-Only Actually Mean?
A flat fee describes how a brokerage charges; MLS-only describes the work it agrees to do. They are not interchangeable. A fixed-fee listing can include entry-only, limited-service, or full-service support.
With an entry-only arrangement, a broker places the property in the MLS while the seller takes on much of the work beyond that entry. A limited-service agreement may include some additional help. The signed agreement—not the package name—identifies the responsibilities.
CRMLS rules, sections 7.5.1–7.5.3, distinguish these service scopes and state that those classifications do not remove a licensee's legal obligations. Do not assume “MLS-only” means no broker duties at all.
Compare the Work, Not Just the Listing Fee
This is a service-scope checklist, not a price survey or a description of every competing provider. Ask each brokerage to put its answers in writing.
| Responsibility | Questions for an MLS-only or limited-service provider | SnapDwell full-service seller representation |
|---|---|---|
| Listing setup and exposure | Which MLS covers my property? Who enters details, updates price, and changes status? What distribution is included? | MLS listing and syndication, with licensed broker oversight |
| Pricing and preparation | Is advice included, or am I setting the strategy myself? Are photos or other preparation costs separate? | Discuss pricing and the selling plan with your broker; confirm property-specific preparation in the agreement |
| Offers and negotiation | Who receives offers, explains terms, prepares counteroffers, and negotiates? What help costs extra? | Offer review and negotiation support |
| Disclosures and contracts | Who helps complete the disclosure workflow and manage signed documents? | California disclosure documentation and DocuSign-based contract management |
| Escrow | Who coordinates the transaction after acceptance? | Escrow coordination through close |
| Payment and other charges | What is due upfront or at closing? What are the update, cancellation, extension, or upgrade terms? | Published seller-side brokerage fee paid at closing; signed terms control |
SnapDwell's current published service details describe full-service seller-side representation at every pricing level—not an MLS-entry-only package. See San Diego seller services for the complete selling workflow. Do not assume photography, staging, repairs, or a particular showing arrangement is included without confirming it.
Is Flat Fee MLS Worth It for Your San Diego Sale?
MLS-only may suit a seller who understands the written scope and is prepared to manage the work left to them. Full-service representation may fit someone who wants broker help with offers, negotiation, disclosures, and escrow as well as exposure.
Make the decision against your actual property and available time:
- For a condo, identify who obtains HOA documents and responds to questions about them.
- For a home needing work, decide who will review repair requests, credits, and the written response.
- If you are selling while buying, identify who coordinates contract dates, contingencies, and possession terms.
- For either model, compare the complete written quote and responsibilities, not just the advertised entry fee.
These are planning situations, not accounts of SnapDwell sales or promises of a higher price. Neither MLS exposure nor full-service representation guarantees showings, an offer, a closing date, or sale proceeds.

Bring These Questions to a Broker Conversation
- What does the signed listing agreement include, and what remains my responsibility?
- Which MLS and distribution will be used for my property, and who handles updates?
- Who handles offers, counteroffers, disclosures, and escrow coordination?
- What is the complete listing fee, when is it due, and what other charges or termination terms apply?
- How will any separate buyer-agent payment, buyer credit, or repair allowance affect my net sheet?
Start with a range-based home valuation. Then use the commission calculator to compare listing-side fees and the San Diego seller closing-cost guide to plan other deductions and loan payoff. A listing-fee comparison is not an estimate of everything you will keep.
