Los Angeles Seller Closing Costs: Taxes, Fees and Net Proceeds

Your LA selling costs depend on the property’s actual city, your agreements and provider quotes. Budget for brokerage, escrow/title, transfer taxes, prorations and agreed credits. Subtract mortgage payoff separately to estimate what you keep.

Start with the address: City of Los Angeles and LA County are different jurisdictions. The examples below show City of LA sales, including one above the current Measure ULA threshold.

What should an LA seller budget for?

Build a line-by-line net sheet rather than treating one percentage as the total. Ask who pays each charge under the purchase agreement and which expenses are paid before escrow.

Listing brokerage
Use your signed agreement. SnapDwell’s fee is calculated separately from taxes and settlement charges.
Buyer-agent payment
Add any separately agreed seller-paid buyer-agent compensation; it is not included in the listing fee or assumed in these examples.
Escrow and title
Get written quotes identifying coverage, services, add-ons and how the contract allocates payment.
Local taxes and recording
Confirm the property’s jurisdiction, taxable value, document fees and any supported exemption with escrow/title.
Prorations and HOA items
Use actual tax bills, dues, assessments and HOA document or transfer charges. These may produce debits or credits.
Credits, repairs and other charges
Include agreed buyer credits, reports, notary, reconveyance and applicable compliance costs without counting an item twice.
Mortgage or lien payoff
Obtain a current payoff demand. Paying off debt reduces proceeds separately from brokerage and closing fees.

Is your home in the City of Los Angeles?

Have escrow/title verify jurisdiction from the property records. A mailing address alone is not the tax calculation. Another incorporated city or an unincorporated area requires its own review.

LocationWhat to check
City of Los AngelesCounty tax, City base tax and ULA if applicable.
Another LA County cityCounty tax plus that city’s applicable charges. City of LA ULA is not countywide.
Unincorporated LA CountyCounty rules and property-specific charges; do not add City of LA taxes by default.

The County Recorder’s transfer-tax schedule lists county and additional city rates. For the fully taxable City of LA examples below, county tax is $0.55 per $500 or fraction; City base tax is another $2.25 per $500 or fraction. Keep the two lines separate.

Measure ULA: current City of LA thresholds

The Office of Finance’s current guidance gives these thresholds for transactions closing after June 30, 2026. They adjust annually; confirm again for your closing date.

Consideration or value conveyedAdditional ULA rate
$5,400,000 or less0%
Over $5,400,000 and below $10,900,0004%
$10,900,000 or more5.5%

ULA applies to the full applicable value, not just the excess over the threshold. Under Municipal Code section 21.9.2, its value basis includes liens remaining at transfer. This differs from the base tax’s treatment of remaining liens. Your mortgage payoff does not simply reduce ULA to a tax on your equity.

Exemptions require their own review. The County publishes documentary-tax exemption statements; LAHD administers certain qualified affordable-housing purchaser exemptions. Do not assume that an exemption for one charge automatically removes another. Ask escrow/title and your tax or legal adviser about eligibility, documentation and the responsible agency.

Three worked City of LA seller net examples

Illustrations, not quotes or averages. Assume the full price is taxable, no exemption applies, no lien remains after transfer, and the seller pays every listed deduction. Escrow/title, prorations, other charges, credits and payoff are chosen planning inputs. SnapDwell listing fees come from our current pricing engine.

Excluded: seller-paid buyer-agent compensation, unlisted expenses, pre-sale repairs, moving and income/capital-gains taxes. Add any separately agreed buyer-agent payment and other costs before relying on the proceeds figure. Buyer credits here are not buyer-agent payments.

At the $5.5 million example price, ULA alone is $220,000. The listing fee is $68,750 and the combined county/City base taxes are $30,800. These are separate deductions.

Review current SnapDwell pricing and use our California commission calculator for brokerage scenarios. That calculator does not replace a complete LA closing statement.

Turn the worksheet into a property-specific estimate

  1. Confirm jurisdiction, ownership and the proposed closing date.
  2. Request escrow/title quotes and current payoff demands; ask which charges are already included.
  3. Check local taxes, exemption documents, HOA items and any applicable selling requirements.
  4. Enter the actual brokerage agreements, credits and cost allocation; update the estimate when terms change.

Recording costs depend on documents, page counts and exemptions. The County recording-fee schedule lists a $15 grant-deed base fee plus other potentially applicable charges; $15 is not the complete recording bill. Our examples include an allowance within “other charges,” not a fixed recording quote.

City properties may also need review of LADBS selling requirements. Ask which reports or compliance items apply rather than assuming the allowance covers them. Our seller closing-day checklist explains proceeds and possession timing.

Frequently asked questions

Are LA seller closing costs just the listing fee?

No. Budget separately for escrow/title, applicable transfer taxes, prorations, agreed buyer credits and any seller-paid buyer-agent compensation. Mortgage payoff also reduces proceeds. Provider quotes, your property and signed agreements determine the amounts.

Does City of Los Angeles Measure ULA apply throughout LA County?

No. City of Los Angeles rules do not apply countywide. Confirm the property’s actual jurisdiction and review any applicable county and local charges with escrow/title.

Can I use these examples as my final seller net sheet?

No. The examples use assumed seller-paid costs, full-price taxability and no exemption. They exclude buyer-agent compensation and other unlisted expenses. Replace every assumption with your agreements, provider quotes, payoff demands and verified local requirements.

Who can confirm a transfer-tax exemption?

Have escrow/title and your legal or tax adviser review eligibility and required documentation with the responsible agency. County documentary-tax exemptions and City ULA exemptions require separate analysis; this guide does not determine that a transaction qualifies.
