San Diego Market Update: October 2026

September closed sales fell in both property categories, but supply moved in opposite directions: detached inventory tightened while attached inventory expanded. Sellers should compare homes like theirs before choosing a price or negotiating strategy.

September Results: Detached and Attached Homes

SDAR's countywide report separates detached homes from attached homes, including condos and townhomes. Parentheses show September 2026 versus September 2025, not month-to-month changes.

What This Means for a Seller Planning a Fall Listing

Our interpretation: the split calls for a property-specific plan. For a detached home, review the alternatives a buyer can tour today before assuming that fewer countywide sales means you need a large price cut. For a condo or townhome, compare competing units and the complete ownership cost, including HOA dues, before setting your asking price.

A county median describes the homes that sold; it is not an appraisal or a measure of your home's appreciation. Compare recent closed sales, pending activity, active competition, condition, and location using the San Diego home valuation framework. County totals do not establish conditions in Vista, San Marcos, a particular North County neighborhood, or your building.

Days on market in a completed-sales report describes homes that sold. It does not promise your listing will sell within that period or include every day needed for escrow. Use the home-selling guide to plan preparation and transaction timing separately.

Next Step

Review Your Competition and Net Proceeds

Bring your address and target move date. Discuss how current competing homes affect your pricing and preparation plan.

Three Decisions to Make Before You List

  1. Set a defensible price range. Ask which comparable homes support the range and which active listings buyers will compare with yours. Agree on how showing feedback and new competition will inform a review.
  2. Plan the property presentation. Prioritize condition, clear photos, accurate information, and practical showing access. Make preparation choices against your timeline and likely proceeds.
  3. Review an itemized net sheet. The listing fee is one deduction. Loan payoff, escrow, title, applicable transfer taxes, prorations, and agreed credits also affect what you keep. Use the San Diego seller closing-cost guide and current SnapDwell pricing.

Buying While You Sell?

Build the next purchase around your financing and sale timing, rather than a countywide median. Review buyer cash-to-close costs separately from your sale proceeds and use the San Diego offer guide to discuss price, contingencies, and timing with your broker.

Frequently asked questions

Does this October update report October 2026 home sales?

No. Published October 16, 2026, this update reviews September 2026 results from SDAR. The source marks its data current as of October 5, 2026, without stating a separate release date. October is the article publication month, not the sales reporting period.

Can I use the San Diego County median to price my home?

Use it for context, then evaluate comparable sales and current competing listings for your property type, location, condition, and price range. A countywide median is not an appraisal and does not measure the appreciation of your individual home.

Should detached homes and condos use the same selling strategy?

Build the strategy around the actual competing properties. Compare detached homes with relevant detached alternatives, and condos or townhomes with similar units, including HOA dues and other ownership costs. Countywide statistics cannot determine the right price or terms for a specific property.

What should I review with SnapDwell before listing?
